Single bedroom space was decent. Had actually more free space to open a luggage than a double.
Bathroom curtains had mold in it. The aircon didn't work at all. The TV prepaid card that is supposed to work for 24h worked until the system reinitiated in the morning. They can't keen your bag before or after booking.

Value for money but be prepared for its shortcomings
The room size was reasonable considering this is Tokyo. There is enough room for suitcases. There is a refrigerator and, more unusually, a microwave. The bathroom is clean and modern, pod-style. The bathroom amenities are above standard. The location is 2 minutes to the mrt station and then one stop to Shinjuku central. Or it's a brisk 8 minute walk to the ,main entertainment/shopping centre.
1) First of all there are two LiveMaxs in the area (within 5 mins of each other) so make sure you end up at the correct one. This is not always clear from their online listings, but then it is in Japanese. 2) Their 3 pm check in polilcy is inflexible, even if the rooms are ready; the receptionist will make you sit in the lobby till 3 pm while he/she continues with whatever. 3) They will not hold your luggage before check in or after check out so don't arrive early, and if your flight is at night, be prepared to use the lockers at the main station. 4) The window in my room opens onto a blank wall and there's no light coming in so there might as well not be a window. 5) My room had a interconnecting door next to the bed. No way to establish if it's possible to open from the other side. Or perhaps it was a fire escape. 6) Do not bother to ask the Night Receptionist for any help other than asking for basic supplies, he won't make anything more than a token effort. to engage. But then, maybe he's different with local tourists. Day receptionists more friendly and helpful. 7) There is no daily servicing of the room. At least not for a 3-4 day stay. You can exchange towels by bringing yours down to the lobby, depositing it into the soiled basket and taking a fresh one from the pile. 8) This hotel is very easy to miss if you are coming from the mrt station Shinjuku Higashi, as the building sign is vertical and faces the other way. The sign gets lost amongst the other neon signs. There is no grand entrance, you pass what looks like a car parking area and later realise that's it. You take lift to the second floor where reception is and the hotel rooms are on the floors above.

Never again and I will tell all my friends to not stay in this location
location is great shower was great and one great guy working in front desk his name is Dayki he’s awesome and very helpful!!
I stayed in 906 5 nights I didn’t look under my bed until the last day it was filthy and dirty unbelievable I have no idea when they did clean under the bed!!!
